  103. Well actually I saw an ep of Flip This House and I was amazed at all the people who would walk into a room and critique the decor, as if this would influence whether or not they buy a house.

    But I think the really dangerous stuff is just about anything on Fox, CNN and MSNBC, which seems like a lot of chitchat and opinion and rumor-mongering and pure blather–but everybody sits at an anchor desk like they’re really saying something.

  107. RC- I actually disagree about the house thing. There are professional “stagers” who go into a home up for sale and help prepare potential buyers to come see it. There really are things that you can do to help encourage people to by. You just want enough tasteful decoration to help stimulate the buyer’s mind, get them thinking about what THEY could do with the house.

I figure I have time till the ARM comes up and I’m hoping that the value of this one comes up and if I sell the other I can afford to lose a little on this one. Sucks cause of all the bailout talks, I can’t use the bailout and I still have to pay for it…but at least I’m not someone without a mortgage that has gotten stuck with these bailouts. I’m trying to see the bright side of it.

And everytime a tenant moved out she had to go back and rehab the entire house. I saw that with the houses around me here too, every time the walls, floors, appliances. I’m afraid to have to do that

  157. have tough requirements. i recommend putting it on the market for rent or for sale. get someone with good credit, no pets, good deposit. for every story about a bad renting experience, there’s at least one more about a good one.

    anyway, if you’re dead set on selling, i hope you have a good real estate agent.

That house I rented here, the tenants before me had trash piled up to the ceiling, left dog food out so it was infested with roaches, the washer had no cold water hook up so it didn’t work past the first cycle. Oh it was a nightmare. Looked good on the walk thru. I donated most of the furniture I had in that house it grossed me out so much. Had my mattresses and boxsprings wrapped up in plastic bags. I freaked.

  170. okay. well, the next time you talk to your agent discuss the possibility of renting it for below the current rental rate. you can rent it on 6-12 month (i don’t recommend any shorter time, bc shorter times often draw the less responsible tenants). also, i’ve known landlords who get a tenant in there, but have already advised the tenant that the house is up for sale and that if it is sold then they will be given a certain amount of time to move out.

    the obvious is that it helps offset your income

    the second is that it’s attractive to people who work in the 45 minute away area. they’ll be more likely to choose a rental property that’s farther away if the rent is low enough to still afford gas.

  174. property managers aren’t that expensive. you can also require monthly inspections of the property.

  175. I can whip him out an email about it. I don’t think theres much activity there at all though. Pisses me off cause I bought the house new and put upgrades in it for me to live in and then, things change. So if I’d have left it like it was without the upgrades I’d probably have been able to get rid of it by now.
